We hope you'll join us for this year's meeting to be held in the common area at the end of Archibald Dr. Bring your lawn chairs ... even a cooler if you want. Fingers crossed for good weather. But just in case, the "rain date" is the following day. Same time, same place.


Btw, there might just be hots dogs and chips.

Board Member Nominations

Each year, nominations are accepted for Board membership. If you would like to nominate someone, including yourself, who would like to participate as a Board Member, please print and complete the nomination form. You may bring the completed form to the Meeting or simply nominate someone at the appropriate time during the Meeting.

Financial Review & Report

A detailed financial report will be presented during the meeting. The Association's financial records are always available to any member upon request. The summary report is available for your perusal here. This is the same information that will be expanded upon during the meeting and is used to develop our budget.

Neighborhood Improvement Plans

A plan will be presented to create a playground space in the large common area at the end of Archibald Dr. and to erect a pavilion-type shelter on the front common area. Many residents have expressed an interest in better accommodating our kids. Funding for this project will be a combination of donations and matching funds.

Grounds & Maintenance

We will review 2020 activities then present the 2021 plans. That plan includes needed structural repairs to the entryway wall, replacement of entryway light posts, removal of entryway mulch to be replaced with sod, removal of the random boxwood plants, and enhancements to the entryway irrigation system. There will be discussion regarding whether to keep the crepe myrtles or remove and replace them with palm trees.



Proposed Budget

The proposed budget will be reviewed in detail. Numbers are derived from a combination of previous years' run rates, last years' specific line items, and funding of plans as presented during the Annual Meeting. We diligently focus on continuous improvement of expenses and making certain to spend only within our conservatively projected financial capabilities.

Update Covenants and Amended Declaration-Proposed

Our governing documents are markedly outdated ... circa 1989. The proposed updates are of a "housekeeping" nature to accommodate things like new technology, clarify law and code changes by the County, enhance communications, and update ancient references to the original developer. There's no "agenda" and nothing that would appear to be controversial. It's quite literally a major clean-up. These documents were briefly discussed last year but never acted upon in large part due to COVID.


Just fyi. Before you print this, be advised it is 35 pages.

Social Committee ... new for 2021

Let's have some fun. That's the idea. Sloane will be announcing the new Social Committee ... maybe someone can come up with an interesting name, hmm. She's already launched our new Facebook and it seems to be gaining traction with more and more members. So it would seem logical to take it from virtual to real-world, right?



Electronic Communication ... not "snail mail"

It's time to take the leap. It's almost 2021 and we need to communicate with the widely available technology. So, we're going to move to email and Facebook Messenger as our primary methods of communicating. Now before anyone says it ... NO ONE will be left out. For folks who don't have ready access to email or, for whatever reason, don't want to deal with email, we will still mail things the old fashioned way. But for the sake of cost; the time it takes to print, fold, stuff envelopes, stamp and go to the post office; and especially for sake of speed and efficiency, we hope the vast majority will embrace the use of email.

There has been a substantial groundswell of interest in exploring the feasibility of becoming part of the City of Hanahan. Yes, this was entertained many years ago, but lots has changed since then. To be clear, the Board's position on this is one as facilitator only. That is to say, we have and will continue to collect information making sure it is complete and accurate. That information will be presented (along with its sources) so that whatever decision someone makes, it can be based on the best available data ... data that's been checked and double checked for accuracy.


IMPORTANT ... It's just not feasible that we can effectively communicate all the information and its background in a couple of handouts, not to mention respond to the inevitable questions. So, we encourage you to call or email with your questions. Also, we will have ZOOM calls as well as small group meetings to answer questions, provide more in-depth background, etc. In the meantime, please view these handouts as the summary info it is.
